Property & Building Inspection Reports

A board can't budget for, bid out, or defend what it hasn't documented. We inspect your buildings and hand you a clear, photo-documented report in a format we built and own.

What it is

A structured field inspection of your association's buildings and site — roofing, siding, windows, decks, drainage, pavement, common elements — written up in plain English with photographs tied to locations. The report format is one we built and own, and you're free to hand it to owners, attorneys, or your insurer: consistent, readable, and built to hold up when someone outside your board reads it.

Because we don't sell repairs, the report tells you what's actually there — not what generates work for an estimator.

Who it's for

  • Boards planning reserves that need real field conditions behind the spreadsheet numbers.
  • Boards scoping a project that want the true condition documented before contractors define the scope for them.
  • Associations after a storm that need damage documented promptly and credibly. Pairs with pre-claim insurance advisory.
  • Boards building a record — for due diligence, disputes, turnover from a developer, or simply good governance.

How it works

  • Scope the inspection. Whole property or targeted systems — we agree on coverage and deliverable up front.
  • Field inspection. Systematic, photographed, and location-referenced, so findings can be found again.
  • Written report. Conditions, severity, and practical recommendations in language a volunteer board can act on.
  • Walkthrough with the board. We present the findings, answer questions, and help you prioritize — no scare tactics, no upsell.
